PRE-CONSTRUCTION SERVICES
With the phenomenal growth in central Arizona, land is becoming less available
as well as more costly. Clients are therefore becoming
more concerned about
whether their selection of property is appropriate for the intended construction.
Clients are requesting our review of
the sites under consideration for feasibility
in terms of cost to prepare the site and preliminary cost estimates for
the construction of the
improvements.
CONSTRUCTION MANAGEMENT
We perform construction management contracts at the request of the client,
which allows for participation in the cost of the work, the
selection of materials and subcontractors. This program also provides
a flexible and fast method to create changes to the scope of work.
"Construction Management" The providing of construction expertise in the form of recommendations to the owner and design
professional(s) during the planning and design phases, the scheduling of construction and the overall coordination of the separate prime
contractors during the construction phase.
GENERAL CONTRACTING
We perform construction projects from drawings provided by the client,
by either a competitive or negotiated basis.
"General Contracting" A professional firm that contracts for the construction of an entire building or project, rather than a portion of the work.
The general contractor hires subcontractors, coordinates all work and is responsible for the payment to the subcontractors.
GENERAL CONTRACTOR vs. CONSTRUCTION MANAGEMENT
The main difference between a General Contractor and a Construction Management firm appears to be more a product of administrative structure and subcontractor relationships than the actual techniques of the construction project itself. In a Construction Management roll, the client is responsible for all financial responsibilities and Septon acts as a subcontractor to the client or owner of the project.
